Ospa celebrates a landmark first year

Ospa has wrapped up its first year on a high, securing nearly 100,000 sq ft of flexible office lettings across our locations at Strathclyde Business Park and Hamilton International Park.

Ospa was created in February 2024 with one clear goal: to make office space simpler, more flexible, and truly all-inclusive. In a market often filled with hidden costs, our offering cuts through the noise, covering broadband, energy, communal facilities, and more, all upfront.

And it’s clear the approach is working.

In just 12 months, we’ve completed 99 lettings, renewals, and expansions, totalling 99,927 sq ft. From compact suites of 230 sq ft to larger spaces of over 7,000 sq ft, Ospa has supported businesses of all shapes and sizes.

Our occupiers span a wide range of sectors:

  • 48% in professional services
  • 14% in engineering
  • 12% in the fast-growing renewables sector

It’s been fantastic to see so many businesses not only joining the Ospa community, but also growing within it - one renewables client even doubled its space twice in the last year.

Flexible space with a sustainable focus

Thanks to significant investment from parent company HFD into refurbishment, decarbonisation, and energy efficiency, Ospa now operates across 215,000 sq ft of high-quality, sustainable space in five buildings across both business parks. All locations are powered by 100% renewable electricity and benefit from a range of thoughtful features, including on-site amenities and peaceful nature walks - ideal for a midday recharge.

While Ospa is still a young brand, HFD has been in the serviced office space for nearly 30 years. Long-time occupiers like Rehau, based at Strathclyde Business Park since 1997, are a testament to the lasting value and strong relationships we strive to build. 

Expanding the portfolio: Mercury House

We also marked another exciting milestone in November 2024 with the acquisition of Mercury House at Strathclyde Business Park. The 65,000 sq ft building is set for a major upgrade, with focus rooms, collaboration zones, showers, EV charging, and a renewed emphasis on energy efficiency. It’s the next step in our evolution, and we can’t wait to see it take shape.

Reflecting on the past year, Rosemary Hill, Director of HFD Services, shared:

“With the addition of Mercury House, a strong 12 months behind us, and an increasing number of people returning to the office, we have plans to expand Ospa in 2025 and look forward to sharing more news in the not-too-distant future.”
