HFD launches first-of-its kind office service in Scotland

HFD – Scotland’s largest commercial property developer – has today announced the launch of its new serviced office concept Ospa, with a unique offering in the Scottish market.

Ospa will provide occupiers with all-inclusive, flexible serviced office space, without the hidden fees typically associated with similar offerings. Figures from HFD suggest that over a three-year lease, an occupier with 7,000 sq. ft. of space could save substantial sums on charges related to ancillary services – high-speed broadband, use of communal facilities, and energy – through its new offering.

The innovative new service builds on HFD’s 30-year legacy of providing quality serviced office space and has been rolled out across Scotland’s central belt. HFD has invested significantly in refurbishing and enhancing the properties across its estate, including its office space at 177 Bothwell Street in Glasgow city centre, and 180,297 sq. ft. across four buildings at Strathclyde Business Park and 37,000 sq. ft. at Hamilton International Park.

Each of the sites offers high quality, highly sustainable office space, with electricity supplied from identified, 100% renewable sources. They also feature a range of on-site amenities, while Strathclyde Business Park offers nearby nature walks.

177 Bothwell Street – Glasgow’s largest single office building, developed by HFD – is at the heart of the city’s International Financial Services District (IFSD) and provides occupiers with best-in-class IT and power infrastructure, an intelligent building management system, and a WiredScore Platinum certification.

Rosemary Hill, director of HFD Services, said: “We know from speaking to occupiers that the additional costs that usually come with taking serviced office space can mount up and managing these is one of their biggest property challenges. While they believe they are receiving a good deal with an optically affordable base rent, the reality is quite different when they receive their month-end charges.

“Ospa has specifically been set up to remove that uncertainty – you receive one bill for all of your property costs, with no hidden extras. It is a unique offering in Scotland and we believe there will be huge demand for it from occupiers of all sizes, particularly with the greater emphasis on quality and flexibility that has followed the pandemic.”
